Damn-that's a great slate for someone, and I wish I could take it off your hands, but I know what you're talking about with the whole bonded title BS...through proxy anyway.
Yeah, it used to be fairly painless. Now they have made it so difficult not too many people will go through the process........which I think is the whole point. The employees don't want to have to do anything that would require a tiny bit of extra effort.
