I'm curious how this translates to "ALL proceeds will be donated to charity"? Sounds more like a fundraiser to me with SOME of the proceeds being donated to charity. I can understand the estimated 30K costs for lawyers, etc. but for you to openly state that half of the remaining money will be kept to support your mission contradicts your statement that "All" of the proceeds are being donated. I don't know much about a non-profit organization but in my opinion your operating costs and funding the next build sure don't count as charity.
