Easements are tricky and vary by the state. Here in Indiana, having gone thru this a few years back, easements only grant access, not driveways or construction. He would have to file with the court before making any “improvements” on said easement. But again, check with your lawyer and go from there.
That’s been done, he has access to his place to the north of me. I’m the last one on the private road to the south. The county road is north, he can go from the road to his property listed on his deed of trust and back. Now that he bought the land south of me, but in a different county, he thinks that gives him the access through my land.
