Yep. I know. I'm considering going back to the bank and asking for a slight increase to my construction LOC. This would allow me to just pay a professional to do the entire rest of the work. Right now, I'm $46,000 and change under budget. That assumes I do most of the inside work. Materials will eat up 38,000 worth of that. Labor wise for a pro to come in, I'm looking at needing about 40K on top of that. I have the equity to do it, I'm currently only 49% of appraised completion value. asking for 40-50K more to complete shouldnt be much of a problem. I have the debt ratio (23% with the mortgage accounting for 19% of that 23) and credit score to do it do. I just don't want to.
