place was a dump (and still is)
not much i didn't do to it in the last nine years ....but not much left to do ...parking lot would be the big one
and if or when i replace the curved window
need to take a couple of days and clean organize everything hard to do when booked out two weeks all the time

You sound like my friend and his son who run a repair shop. Covered slap up with work 24/7/365! They don't advertise anywhere, but word of mouth keeps them busy. You're probably the same way. That's what a good reputation will do for you! You mentioned earlier that your shop above is an old gas station. As long as the tanks are gone and the EPA ain't breathing down your neck, you shouldn't have too many worries....well, other than property taxes. I heard from a friend who is a NJ native that property tax anywhere in the state is insane. He says he moved here from the PRNJ, lol.
