I am fully aware I live in the big chitty however it wasn’t like this 15-20 years ago….. all of our kids and grandkids are here so I am going to ride it out.

I have been in north Texas my whole life… Don’t come here. House prices and property taxes are both outrageous. Oklahoma, Arkansas, north & South Carolina, Alabama would be where I would be looking… I Have friends or family in all those states and talking to them about crime and cost of living...

property taxes here are outrageous…and everyone here that has been here a few years would agree with me so you missed this in the article you linked ? Texas has one of the highest average property tax rates in the country, with only thirteen states levying higher property taxes.

Just to let you know Dallas, Ft Worth and Houston all have emission testing unless it’s 25 years old, plenty of diversity in all the big cities, and last I can’t imagine our current property values are any less than Co….good luck
