good morning friends, up for sale is my first foray into the housing rehab business (sorry, i can not get myself to use the term flip, we are care guys, we know flipping means cutting corners and none of that was done here)

the house is located on 7963 Ojibwa Dr, Weidmann MI, 48893
it is a 3 bedroom, 1 bath stickbuild home on a cinderblock foundation, in the HOA of Ojibwa, which gives you access to two private lakes and one private airstrip
asking price is $130.000,00

i bought this home back in may of '24 and anything and everything a homeowner worries about is brand spanking new, right down to address
roof? premier shingles, these bad boys required 5 bundles a square (if you're a roofer, you know what that means)

front and back decks, brand new

well, brand new and found by the local municipality to be some of the best tasting water you ever had (well, that is not how they said it, but they said it is safe for consumption)

as you can tell, we got brand new kitchen cabinets, fresh paint and floor covering throughout
there is LVP in the kitchen and bathroom, and carpet in the living room and all three bedrooms

this would make a GREAT starter home (ive told the wife i would move out there with her in a heartbeat, if the kids didnt know where to find it)

boy, am i glad those taxes got paid before i bought the place, but the neighborhood is pretty cool, specially on the weekends, it just comes alive

almost feels like the late '80s, everyone just hangs out, its cool


thanks for the compliment, i worked this house with a buddy of mine and truth be told, he did most of the work.

we actually finished this place a month, month and a half ago
truth be told, i thought it would sell sooner, but maybe we started too high with our asking price (figured we can always come down which we did)

now, i need to liquidate this one to pay down some debt and buy the next one...untill that happens, i guess i got time to post on here.

so, if you really want me to stop, you know what the price tag is ;)
