Looking for a silent partner!

If anyone has some extra $$ sitting around and wants to have fun making it grow, I'm looking for a silent partner to buy/fix/sell a few small waterfront homes in my area (upstate New York). I'm an architect, so have the design/project management aspect accounted for, my brother inlaw is a general contractor, and my mother is a retired real estate agent with lots of connections. These are not zillion dollar homes, they're small secluded cabins here and there in my area that I can buy for the price of a cheap car. Whatever percentage you put in, you get the same percentage out when we sell it for alot more.
