course as i price this out, it may end up being cost prohibitive in terms of running electric and water to the shop anyway. so more research is gonna have to be done first
 
ok, i need old guy advice.


The property I own( roughly 10 acres wooded) is on a hill, there's only a couple flat spots and really only one that would be easy to build a drive way onto that cars would be good with even in snow, there's multiple paths but the terrain isn't non-4x4 friendly. One spot we have selected for the house that over looks the pond that's in the woods(i say pond, its more of a giant puddle, maybe 20x40 ft in L x W and 3-4 feet deep, then on the other side is a creek and beyond that is the property line. Now there is an easement for access to the land locked properties to my east, it's 10 feet on each side of the line, so 10 feet on my property. Now here's where things get tricky, there is a perfect spot on the other wide of that creek for my garage/shop. However, it contains the only crossing for the huge ditch that feeds into the creek, now the easement is some 30-40 feet from that crossing and does not include that crossing. The crossing was used years ago when the same farmer was renting the ground, there is no written agreement, no verbal agreement and I am the property owner. There's no ordinances or laws that I can find at the planning commission that would prevent me from building there. The garage wouldnt fully block that crossing, but would limit it heavily. The potential property owner it would potentially affect is my somewhat estranged parents. I'm not sure if I should discuss this with them first or just build it since it is on my property. Currently, the farmer renting that ground now, uses the other side of my property to enter that field because the adjoining property that the crossing connects too is now owned by a different farmer who farms his own ground. i really need to get some pics to clear up this muddy, poor description. But I'm wondering if I'd be walking into a fire storm if i'd go ahead with my idea.
I agree with Ray - talk to the farmer and see if he would be ok with you having to cross a small piece of his land to have a driveway - maybe he'll sell you 20 feet...

no no, let me clarify, I dont need a driveway, I have that. I'm saying that it is a crossing that connects two properties that are owned by 2 different people. A non-used , hasnt been used in 2 decades crossing.

kind of, yeah, i hate family drama and theres a ton of it in this family.... the reason I havent been to a family get together in 17 years, aside from yesterday.

well, that's just it, I dont need the crossing, I don't want the crossing. I want to build by it. the crossing was from decades ago before the creek bridge was put in on the other side of my property (which I graciously allow use of by the way and still will)

so you put a little bend in the crossing and otherwise, nothing changes... ??
 
ok. plot 1,2 and 4 have been in my family since 1901.

Plot 1: owned by my grandfather, who also a few years ago owned plot 1,2, &3.
Plot 2: Mine
Plot 3: Farmer who just bought the plot from the old father a few years back
Plot 4: my parents

Orange line is the 20 feet easement, 10 feet on each side of the property line. Easement has been in place since 1901. Undeveloped easement btw.

pink line is the new crossing/path that isn't a legal easement but that I do allow them to use. Its on my property 100%. the green upside down t is the OLD crossing that hasnt been used in 20 years. Between the 2 is a 60x100+ ft area where I want to build my shop.

humm... why can't we all just get along... :D
trust me, it's not me. Some in my family go by the addage, "their way or the highway" if they dont get their way, look out, it turns into dang near a brawl. And I'm trying to avoid creating more.
 
Man, I smashed the crap out of my finger at work last night...

Ouch!!!

I've had finger nails turn black and blue before, but not the "meat" portion under it....

I wonder how long this will take to heal....

Define many. Actually, the more I see of the mopar/muscle car community, there seems to be quite a few dudes who import engines in pretty substantial quantities. There's a pretty decent drag racing community and this year they're starting a Swedish Drag Week!
