My propane and electric works out to be around $300 a month if I average it out. but this winter hasn't been too bad and might be less.
 
Most of you here know that there are two residences on my land in Maryland. The large original house that I built 40 years ago and the separate garage and apartment in the back of the property. Since the house is 3,000 ft and way too big just for me, I rent it out, only to military people for the last 7 years.. I live in the 1400 square foot, two bedroom, two bath apartment above my detached 35x45 garage. Works out great for me. The tenant is responsible to keep the grass cut and to keep the driveway clear if it snows. They are responsible for the swimming pool. If they open it. I have little responsibility when I am there or for that matter, even when I'm not there. When I built the garage building with the apartment above it, I had a separate electric meter installed. Therefore I can correctly determine which residence uses how much KWs. The people that are renting the house now use way more power than I do. Approximately 70% to 75% of the power used on the property is used by the big house.
 
Mustank is in shop, 12 bags of pellets on a pallet moved in and one pallet with mustang parts. Ready to get organized tomorrow. Beat my hips up pretty bad though.
 
City water bill no charge for water service. The city thinks there is no water hook up to my commercial7 8/ industrial buildings. But I do get charged for water run off. The stuff that falls from the skyj :realcrazy:
Flat rate regardless of rain fall amount. based on square footage of property. Yearly bill is a flat $ 1, 475.. per year.

I can't even put weight on the leg have to drag the foot. If I could climb a ladder to jump off the roof right now I would.

Holy crap did we get ice overnight! Perfectly clear, and somewhere between 1/8 and 1/4 inch. I could literally put on my hockey skates and not damage the blades it’s that thick and slick.

Going back out to put down some pet friendly ice melt. This is going to be fun……

Good Morning All! Ray I'm sorry you have a bum wheel at the moment, know how painful that can be. If you do decide to go to doc I'd ask for a blood test for uric acid levels just to rule that out. I take Colcrys and it is very effective for gout, not saying that you have that but better to rule it out or it will flare up again.
 
Mine bounces like a ball depending on the season. Gas and electricity went down to $273 a month average. I am on Total 12 program. Electric alone was $146 last month for 1686 kWh
mine stays in the 200-275 range. But this house is crap and not well insulated and has tow huge 4x6 single pane windows that are at least 50 years old.

Did I tell you what my landlord aka my mother in law had the electric company do last week that really pissed me off?

So on 12/31 at 430pm, electric Co guy pulls into my driveway, tells me I'm 2 months behind on electric. I immediately produced the receipts showing otherwise, plus I'm on auto pay so it automatically comes out. He counters with his laptop showing no payments and the disconnect. So I logged into my laptop and sure enough, my Nov and Dec payments were taken away from my account and applied to my mother in law's... along with the 200 dollar bill credit that we have gotten every Dec for the 12 years that we've lived here. I tried calling their office, naturally they closed at 4pm. So left with no choice, I had to pay both Nov and Dec, plus a reconnect trip fee to keep electric on.

Called them yesterday first thing. Apparently my mother in law called in on 12/30, complaining that the 200 dollar credit should be applied to her account for our address since she's the landlord. Even though I'm the one making the payments and the accounts in my name. Well, the electric company agreed with her and moved the 200 dollar credit. However, they also took the payments I'd made for Nov and Dec and credited her account as well.... So I got a manager involved, politely of course. Manager refunded the payments to my account and gave me the money I paid on 12/31 all back. But won't give me the credit back. Saying that even though the account is in my name, has been since 2013 and despite the fact that Im the one directly making the payments from my bank account, the credit legally goes to the landlord. She further told me that their legal team is investigating if they have to go back and revoke the 200 dollar credit for every year that I've lived here. Amounting to 2400 dollars. So I'm waiting on my lawyer's office to call me back. I don't care much about the 200 but if they try to make me pay 2400, I'll let the lawyer loose and see what happens.

I just checked the MnDOT maps, and it appears that it’s very localized. About 20 miles away the roads have “some icy areas”, while in town it says the roads are “ice covered”. Looking at traffic cameras, 94 appears to be moving into The Cities…..

When I was outside I could hear my neighbors trying to get out of the driveways and/or up the hills here.

Looks like we just lucked out and got the brunt of it.

I saw a report last night that they're expecting a winter storm thru the midwest and south central parts of the country. Saying Tennessee could get up to 12 inches of snow while those above the ohio river line get 19+... I'll believe it when I see it actually come down
